Estimate
What the estimate is, and how it is priced
A visit, a look at the roof, and the options written down for you to keep.
We don't post a price per square foot, because two roofs the same size can cost very different amounts. Here is what decides it, and when you get the number.

How pricing works
What decides the price
Every roof is priced from what is on it and under it, not from a rate per square foot.
Size in squares, and the pitch or slope
Tile, shingle, foam or membrane, and how many layers come off
The deck's condition, found after tear-off
Flashing, vents, skylights and parapet work
Access, height and the permit
What the estimate includes, and what it doesn't
Your written estimate lists each item, so you can set it beside another bid.
Included: tear-off and disposal
Included: a deck check, with a price per sheet for any wood replaced
Included: underlayment, flashing and coating, each on its own line
Included: cleanup, and the warranty terms in writing
Extra: rotten framing, stucco or parapet repair
Extra: skylights and anything an inspector requires
What happens at the visit
Someone from the crew walks the roof, or uses a drone when the surface is too hot or steep, and looks at the ceiling. If a visit has a fee, we say so when you book.
After hours
We aren't on call overnight. Messages left after 3:30 p.m. are answered by 7 the next business morning. A tarp visit outside office hours costs more, and the rate is given before the crew leaves.
When you get the number
Before any work starts, in writing, as one price for the work listed.
If the job changes
Rotten wood found after tear-off is priced per sheet in the estimate, so only the count can change. Any other change is agreed in writing first.
The visit
Eight steps, from your call to the follow-up
Step 1: You book
By phone, text or the form. We ask about the roof type and whether water is coming in.
Step 2: Walk around the house
We look at the roof edges, stucco, drains and downspouts from the ground.
Step 3: On the roof, or a drone
Walking the roof is best. In the heat or on a steep slope, we use a drone.
Step 4: Look inside
The attic or the ceiling, wherever there is a stain.
Step 5: Measure
We measure the roof, including parapets and penetrations.
Step 6: Photos and the plain answer
You see the photos, and we say whether it is a repair, a recoat or a replacement.
Step 7: Written options
One or two options, each priced and described.
Step 8: Follow-up
We call once. You decide on your own time.

About the estimate
Is the visit free?
We tell you when you book whether a visit has a fee and whether it is credited toward the work.
Do I have to be home?
Not for the roof. For the attic or ceiling, someone needs to let us in.
Can I cancel after I sign?
If you sign at home, you may have 3 business days to cancel. In many states you can also cancel after your insurer denies a claim.
