Before mid-June
Getting ready for the monsoon
The monsoon runs from mid-June to the end of September. These are the things we check in May and June.
Drains and scuppers
Cleared of dust and palm debris, then tested with water.
Loose and cracked tile
Reseated or replaced so wind can't get under it.
Flashing and sealant
Sun cracks them. They are renewed at walls, pipes and curbs.
Parapet caps and cracks
Open cracks let water in behind the roof edge.
Coating
Thin or chalky coating is recoated, or flagged for after the season.
Things on the roof
Cooler units, antennas and dishes checked, and loose items taken off.
During and after
What to do when a storm hits
Stay off the roof. Water you can see through a ceiling can wait for a call.
In the house
Move things away from the drip and put a bucket under it
Photograph the stain and the ceiling from inside
Text us the photos and your address
After the rain stops, we look at the roof when it is dry enough to walk

Questions about monsoon season
When should I book?
April or May. Jobs started in June can get caught by the first storms.
Is my roof damaged by a storm?
We inspect it and tell you what we see. A storm doesn't always do damage you can see from the ground.
What do you do about insurance?
You decide whether to file, and you deal with your insurer. We are not public adjusters. We inspect, photograph and write an itemized estimate you can share.
